848.74+/- acres to be auctioned, Sat. July 29th 10am at Tallulah Country Club 762 Old HWY 65S, Tallulah, LA. Class 1 agland and some great hunting tracts.

Tract 1- 460.37+/- acres of mostly irrigated, highly productive crop land along HWY 603 East. T-16N-R13E Sec. 37-38, T-15N-R13E, Sec 1, 89, 90 Madison Parish, LA. This property has highway frontage, deep well irrigation, and consists of mostly commerce silt loam with some shaky clay and has a high FSA yield history. The crop rent is $200 per acre per crop year. 2”-6” electric irrigation wells.

 

Tract 2- 165.91+/- acres of irrigated, highly productive, cropland on HWY 602 East, T16N-R13E, Sec. 23, 25, 26, Madison Parish, LA. This agland tract has bayou and highway frontage, 2 deep wells for irrigation, and is 98% commerce silt loam. It has a high FSA yield history and the crop rent is $200 per acre per crop year.

 

Tract 3- 145.09+/- acres of hunting, timber, and CRP, with a good duck hunting lake. This tract can be accessed from HWY 602 or I-20. Location is T16N-R13E, Sec. 23, 25, 26 Madison Parish, LA. IT has 35.8+/- acres of CRP with some annual income on it. A portion of “Sip” Lake is on the property that produces an abundance of ducks. This tract also produced 3 pope and young class bucks in the 2016 hunting season, 171”, 151”, and 144” deer were taken with bow on this tract and tract 4. Tract 4- 77.37+/- acres, located adjacent to tract 3 and not of I-20 is accessed off I-20, T-16N-R13E, Sec. 23. It holds the same deer herd as tract 3, and has some fairly decent timber. This would make an ideal small family tract. Both tracts 3&4 are adjoining large timber holdings that produce good deer herds.

 

Tract 5- Combination of tracts 2&3 agland and hunting tract (311.0+/- acres)

 

Tract 6- Combination of tracts 3&4 both hunting tracts (222.46+/- acres)

 

Tract 7- All tracts 2-3-4 ag & hunting tracts. (388.37+/- acres)

REGISTRATION: In order to register at the live auction you must have a bank letter of guarantee, or a pre-approval letter from a finance company.

BUYERS PREMIUM: 10% will be added to the final bid price, to be included in the total purchase price. For example, if the property sells for $100,000.00, then the total sales price would be $110,000.00.

DEPOSIT: 10% down day of auction. Balance due at closing on or before 45 days. Guaranteed good title. For example if the property sells for a total sales price of $110,000.00 including buyer’s premium, then a deposit of $11,000.00 would be put down the day of the auction.

FINANCING: Purchasers to obtain their own financing. Purchase Agreements are not subject to financing or qualification. All bidders are encouraged to pre-qualify.

ONLINE BIDDING: If any bidders are interested in participating online bidding you must wire in $100,000 deposit in order to register. This must be done no later than 24 hours prior to auction. If you are not the successful bidder on the property, it will be refunded following the auction.

TRACT 3: Buyer of Tract 3 will have right of 1st refusal to purchase the 40 acre tract of recreational land from Mr. Dahlhauser that is situated NE of Tract 3 and South of I-20.
