East Carroll Farmland for sale at fall auction. October 21, 2017, Wise Farms LLC on 845.30 acre farm will liquidate 2 premier farms located on HWY 134 south and HWY 882 south of Lake Providence, LA. These 2 farms are less than 1 ½ miles apart and are mostly leveled and irrigated. There are 592.30+/- acres of farmland and 253+/- acres of CRP. The CRP expires in 2020 and is currently paying an estimated $25,000 per year annual payment. 130+/- acres of the enrolled CRP acreage was leveled prior to planting and could return to crop acreage after it expires in 2020 as irrigated farmland. The 592.30+/- acreage of current farmland is all level but 45+/- acres and is all irrigateable. The soil is good, the yields are high, and the tenant is doing a great job. Tract 2 also has an airstrip that could return to use. The current rent is 25% on grain, 20% on cotton with the 1st year of a 3 year lease with option to renew every 3 years to 10 years. Price of rent to be renegotiated every 3 years.

REGISTRATION: In order to register at the live auction you must have a bank letter of guarantee, or a pre-approval letter from a finance company.
BUYERS PREMIUM: 10% will be added to the final bid price, to be included in the total purchase price. For example, if the property sells for $100,000.00, then the total sales price would be $110,000.00.
DEPOSIT: 10% down day of auction. Balance due at closing on or before 45 days. Guaranteed good title. For example if the property sells for a total sales price of $110,000.00 including buyer’s premium, then a deposit of $11,000.00 would be put down the day of the auction.
FINANCING: Purchasers to obtain their own financing. Purchase Agreements are not subject to financing or qualification. All bidders are encouraged to pre-qualify.
